This 5 bedrooms with 5 1/2 baths Victorian style home (*) has a total of 9333 s.f., see Contractual Agreement. This plan has a great layout and can be built on a sloping lot, which is usually discounted by the Developer, although it will require the installation of a few site retaining walls.
The Den with its sunken finish floor has a fireplace with built-ins each side and a cathedral ceiling. It opens up to the Breakfast area and Music area with wide cased opens with columns at the Breakfast area.
The Music area, which is the tower and has eight walls, and the Dining room are open to one another, and have a joined tray ceiling. The Dining area is closed off from the Breakfast area by pocket doors but is open to the two story Foyer with its monumental stair by a cased opening and columns.
From the Foyer you can access Kitchen/Breakfast area or the second floor. Off the Breakfast area you will find a Sunroom with a vaulted ceiling and access to the Covered Rear Porch. The Kitchen has a large island with a lot of storage and a walk-in Pantry. It also is open to overlooking Balcony from the second floor.
This home has a Guest Room on the main level which has access to a full Bath. On the main floor you will also find a Utility room, a Powder Room, and a Mud Room, which acts as a staging area for the kids coming in or going outside by way of the four car Garage, the Covered Front Porch or the Covered Rear Porch through the Utility room, where they can take off and store their coats and boots. Separating the Utility room and the Kitchen you will find an additional stair accessing the second floor and the lower level.
On the second floor there are three bedrooms and the Master Bedroom, which is located over the Garage. The second floor also has a Laundry room, which makes good sense seeing as all the Bedrooms other than the Guest Room is on this level.
The layout of the Master Bedroom is quite unique due to using a story and a half construction, which utilizes what is typically attic space into usable floor space. This construction method is less expensive than the conventional two story method, thus reducing your total square footage cost.
The use of Dormers at the Sitting area, the sunken His and Hers Walk-in closets and Master Bathroom also allows for even more usable square feet. The Master Bedroom is very large and has a prefabricated direct vent fireplace with built-ins each side, and a tray ceiling. The Master Bath has His and Hers vanity and both an enlarged tub and a separate shower.
Also on the second floor, there is a hall which acts as a balcony overlooking the Foyer, the Den, and the Kitchen. There is even a Balcony between the two front bedrooms, which overlooks the Front Foyer and accesses a small Covered Porch.
The front Bedroom on the left is also the tower and has vaulted ceiling which is segmented to match the walls of the tower.
There is access to the Attic area above by way of the back stair off the Laundry room. You can have the option of leaving it unfinished as the original clients did, or finishing it off with more bedrooms or an additional Rec. Room.
The main Rec. Room is located on the lower level which you can access by using the back stair. It is very large and has a Kitchenette and a full Bath. There is also a Billiard Room with its own fireplace, which opens up to the Rec. Room using a large cased opening. Along the back wall of the Rec. Room you will find multiple doors and windows which open up to a large Patio covered by the Rear Porch above.
The remaining portion of the lower level is used as storage space and mechanical area.
This home has great curb appeal with its Covered Front Porch, which is large enough for a dozen rocking chairs, and the small Covered Porch above, its eight sided tower, and its large second floor Dormers at the Master Bedroom and at the Den which acts as a skylight and the small dormer in the attic. The reverse gables over the Front Porch entry, the second floor Bedroom, and at the two larger dormers facing the street, also adds to its beauty.
